Rooms are available for check-in from 3pm on the day of arrival. Rooms must be vacated by 11am on the day of departure. For late departure arrangements please contact the hotel reception desk. If you arrive earlier and a serviced room is available we will endeavour to check you in early without additional charge. This condition is subject to availability of a serviced room.
As a small hotel, we believe that it is only fair to others that we make a charge if you cancel at the last minute and don’t let us know in advance. It helps keep the prices down, too, for everyone!
Therefore, should you wish to make any changes to your confirmed booking, please note the following terms and conditions:
Best Flexible Rate – Full payment is required at the time of arrival. Reservations made may be modified or cancelled without penalty up to 11am the day prior to arrival (11am GMT/London time). Cancellations after that time will be charged for one night’s stay.
Early Bird Rate (Advance Purchase Rate) – Cancellations will be charged the full rate, and amendments are not permitted. Please note that the card used for payment will be required at check-in. Failure to do so will require a new payment on arrival.
Stays of 7 nights or more – 25% Non-Refundable Deposit of rate per night required. 24 Hours Cancellation Policy, by 11 am the day prior to arrival.
Reservations made later than 11am the day prior to arrival may not be modified or cancelled without a charge of one night’s stay being made to the debit or credit card used to guarantee your reservation.
If you fail to cancel and do not show up, you will be charged one nights’ accommodation.
For the avoidance of doubt, if your date of arrival is on the 4th of the month, for example, the last date which you can cancel without penalty is the 3rd of the month, 11am (GMT). Bookings cancelled, in this example, on the 3rd (after 11am GMT), or 4th of the month will be charged to the credit or debit used to guarantee your reservation.
Any request to cancel a reservation cannot be considered complete until you receive our cancellation confirmation or cancellation reference number. Until you do so, your booking will still be considered valid and cancellation penalties may be incurred. If you do not receive a confirmation of your cancellation or cancellation reference number within 24-hours of your initial request, please ensure you contact us without delay.
Changes or cancellations, where admissible, may be made by email or by phone.
If you make the booking via a third party site (i.e. a booking agency or affiliate site), you must cancel through them.
Cityroomz Edinburgh has a non-smoking policy, which includes heated cigarettes and vape alternatives to smoking. Cityroomz Edinburgh reserve the right to charge a guest up to £100.00 who is found to be smoking in a room or public area for the additional cleaning charges that the hotel will incur. Should a guest continue to smoke in a room or public area, Cityroomz Edinburgh reserve the right to have the guest removed from the hotel if any of the above are not followed or for misbehaviour.
For non arrivals against a confirmed booking the first nights’ accommodation rate will be charged to the credit or debit card used to guarantee the reservation.
You may cancel your bookings without penalty if the group booking is cancelled 28 working days or more before arrival. For late cancellations i.e. cancellations made within 28 working days of arrival, we reserve the right to charge the first nights’ accommodation rate for each room cancelled. Cancellations made within 14 days of arrival will require full payment to be made. This will be charged to the credit or debit card used to guarantee the reservation. At Cityroomz Edinburgh, your safety is our foremost priority, therefore we do not accept educational groups of children under 16 years old to stay at our hotel.
For groups with children aged 16-18 years old, a risk assessment will need to be provided before we can provide a quote. The risk assessment which you complete will enable us to confirm whether we can accommodate your requests. This will be subject to the general managers approval.

A credit or debit card must be used to guarantee all reservations unless an approved credit account has been opened prior to arrival for business clients. Final payment for all accommodation and incidental charges must be made on check in. Cityroomz does not accept personal cheques for payment. Cityroomz reserve the right to charge any undisclosed incidental charges including meals, drinks, telephone usage to the credit or debit card used to guarantee the reservation.
Cityroomz reserve the right to charge to the credit or debit card used to guarantee the reservation for any malicious damage or damage caused by bad behaviour to the hotel or hotel property.
In the event of a pre-paid booking, please note that the card used for payment will be required at check-in. Failure to do so will require a new payment on arrival.
For all reservations made via 3rd party website a debit or credit card will be required upon arrival.
